India's commercial real estate sector has quietly crossed a landmark inflection point. In the first half of 2026, total occupied office stock in the country reached 901.1 million square feet as of June 30, 2026, representing a robust 6 per cent year-on-year growth from the 847.0 million square feet recorded in H1 2025. The milestone, captured in a new Knight Frank India report released on Wednesday, underlines the continuing strength of occupier confidence and the sustained expansion of business activity across the country's leading eight office markets. To put the number in perspective, India's total office stock now stands at 1.05 billion sq ft — placing it firmly within the top tier of global office real estate ecosystems.

GCCs and Domestic Enterprises Power the Momentum

The current wave of office expansion is being driven by a powerful combination of two forces. Global Capability Centres (GCCs) — the offshore delivery arms of some of the world's largest corporations — continue to build their India footprint aggressively. Alongside them, domestic enterprises across sectors such as banking, financial services, technology, healthcare and consumer businesses are also scaling their office presence. Together, this dual-engine demand is precisely what is pushing India's office stock into new territory.
