What Drove the Surge

The rise was driven mainly by investor appetite for data centres, along with continued investment in built-up office assets and land or development sites. Together, these three categories accounted for nearly 91% of the capital deployed in the quarter. Investment in data centres grew multi-fold over both the previous quarter and the same period last year.

"Global investors have returned with conviction, and institutional capital is now flowing well beyond offices and land into data centres. It reflects how deep and diverse India's real estate market has become, and we expect this confidence to carry through the rest of the year," said Anshuman Magazine, Chairman and CEO, India, South-East Asia, Middle East and Africa, CBRE.

The US Money Behind the Record

Foreign investors made a strong comeback, contributing about 59% of total inflows, or roughly $5.6 billion. US investors alone accounted for 90% of this foreign capital, followed by investors from Canada, Singapore and Japan.

Put differently, US investors brought in around $5 billion, or more than half of all real estate equity inflows into India in the quarter.

Institutional Investors Step In

The shift in who is investing is just as striking. Institutional investors accounted for nearly 79% of overall inflows in Q3 2026, up from about 28% in the previous quarter. This wider institutional participation was focused mainly on data centres and built-up office assets.

Why It Matters: The AI Boom Has a Physical Address

The data centre surge is the real estate side of the global AI build-out. Every AI model and cloud service needs physical space, power and cooling, and India is increasingly seen as a location for that capacity. As global demand for computing infrastructure grows, data centres have moved from a niche asset to one of the main magnets for large institutional investors.

A Contrast Worth Noting

The record comes at a time when India's equity markets have been under pressure, with foreign portfolio investors turning sellers in listed stocks. The two are different kinds of capital: stock market flows can move in and out quickly, while real estate investment is long-term and tied to physical assets. The contrast suggests that even as short-term global money turns cautious on Indian equities, long-term investors remain confident in India's growth and infrastructure story.

With nine months of 2026 already surpassing all of 2025, India's real estate sector is headed for a record year. Data centres, office assets and institutional money from the US are leading the way, and CBRE expects that momentum to continue into the final quarter.
